How much does a renovation cost in Dubai?
As a guide: a bathroom renovation typically runs AED 18,000–45,000, a kitchen AED 30,000–90,000, a full apartment AED 90,000–200,000, and a villa from AED 250,000 depending on size and finish level. Every project gets an itemised fixed-price BOQ after the free site visit and 3D design, so you know the exact number before committing.
Is the 3D design really free?
Yes. We visit the site, take measurements and produce photorealistic 3D renders with material and colour options at no cost and no obligation. We only ask that you give us a genuine brief and budget range so the design is realistic rather than a fantasy you cannot build.
How long does a renovation take?
Bathrooms 10–14 days, kitchens 3–4 weeks, full apartments 6–10 weeks, and villas 10–16 weeks. You receive a dated programme before we start and weekly photo updates, so you always know where the project stands.
Do you handle municipality and building approvals?
Yes — Dubai Municipality, Trakhees, DDA, DEWA, community developer NOCs and building management permits are all handled by our team as part of the contract. Renovating without the correct approvals risks fines and forced reinstatement, so this is never skipped.
Can I live in the property during the work?
For single-room projects such as one bathroom or a kitchen, usually yes — we seal off the work area, protect flooring and control dust. For full renovations involving MEP and flooring throughout, we recommend moving out, and we can phase the work room by room if staying is essential.
What warranty do you provide?
A written 12-month workmanship warranty covering everything we install, plus the manufacturer warranties on materials and appliances. If anything cracks, leaks or fails within that period, we return and repair it at no charge.
Do you work outside Dubai?
Yes — Dubai, Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah, Fujairah, Umm Al Quwain and Al Ain. Our joinery workshop and teams travel across the emirates, and we hold the approvals needed in each.
How do payments work?
Payments are staged against completed milestones written into the contract — typically mobilisation, first fix, second fix and handover. You never pay for work that has not been done, and the final payment is due only after snagging is complete.
